Mighty Mule Gate Motor Replacement: The Las Vegas Owner’s Guide

We stock Mighty Mule-compatible gate motors on our trucks here in Las Vegas, and most replacements run between $425 and $780 installed, parts included. That covers an aftermarket or OEM motor matched to your exact model, labor, calibration, and a written guarantee. You’ll usually know the motor is done when the gate stops moving entirely, or the arm swings free with the motor humming but nothing engaging. Those are the two failure modes we see most often: burned-out internal gear or seized motor shaft from years of desert heat cycling.

In Las Vegas, a Mighty Mule motor gets a lot of work. Our neighbors in Summerlin and Henderson run their gates dozens of times a day, and summer temperatures regularly push past 105°F. That heat doesn’t just stress the motor windings; it dries out the internal grease until the gear train starts grinding itself apart. What starts as a slower gate becomes a dead gate within a few weeks. If yours has reached that point, a replacement is usually a same-day job for us.

Which Mighty Mule Models This Applies To

We handle replacements across the full Mighty Mule lineup: the FM series (FM350, FM500, FM502, FM702), the MM series (MM260, MM360, MM362, MM371, MM372, MM562, MM572), and the newer M series (M260, M360, M560, M570). Each series has different mounting patterns, arm geometry, and control board communication, so the motor isn’t one-size-fits-all. If you’re not sure which model you have, open the control board cover and look at the serial number sticker. The first two digits after the letters usually tell you the series. We’ll verify it on site before we recommend a part, but knowing it ahead of time helps us bring the right motor on the first trip.

One gotcha we see often: Mighty Mule changed their arm mounting bolt pattern between the FM and MM series. An FM motor will physically bolt onto some MM posts, but the arm travel is slightly different, and you’ll end up with a gate that opens 8 feet when it should open 10. That’s the kind of mismatch that works for a week and then causes a limit switch failure. So we don’t guess. We match by model number and photo confirmation before we order or install anything. For most residential Mighty Mule gates in Las Vegas, the OEM motor is still available, and we also carry quality aftermarket equivalents that meet or exceed the factory specs. The aftermarket option saves you $60 to $110 and we back it with the same warranty.

Signs Your Mighty Mule Gate Motor Replacement Is Failing

  • Gate moves slower than it used to, especially in cold mornings: the internal grease is breaking down or the motor is drawing more current to compensate for a hardening gear. By the time you notice it, the damage is usually progressing fast.
  • Motor hums but the gate doesn’t move: the gear inside has stripped. You’ll hear electrical noise near the operator box but the arm won’t push. This is a full motor replacement, not a repair.
  • Gate stops mid-cycle and the control board flashes error codes: the motor’s RPM sensor is failing and the board is cutting power to protect itself. Replacing the motor often clears the code, but sometimes the board takes a hit too.
  • You have to press the remote button twice or hold it down to get the gate to move: the motor’s capacitor is on its way out and can’t hold the startup charge. Temporary, yes, but a failing capacitor will fry the motor windings if left too long.
  • Burning smell near the operator box after use: windings are shorting. Turn the opener off at the breaker and stop using it. We’ve replaced more than a few motors that caught fire because the owner kept cycling them past the smell stage.

Replacement Cost & What’s Included

In Las Vegas, you can expect a Mighty Mule gate motor replacement to run between $425 and $780 installed. The lower end is a mid-range aftermarket motor on a smaller single-swing FM series; the higher end is an OEM motor on a heavier MM or M series dual gate. The price includes the motor, arm reattachment, limit calibration, and testing the full open-close cycle. We charge the same whether we’re in Centennial Hills or Spring Valley, and we don’t add a “desert heat surcharge” like some shops do.

Before any work starts, you get a written price. That number is what you pay, parts, labor, and our time. No hourly meter running in the background. Every replacement carries the 365-Day Done Right Promise: if the motor fails or the gate stops operating correctly within a year, we return and fix it at no charge. A printed copy comes with every job. If the repair isn’t right, Calder makes it right.

DIY or Call Us?

For a Mighty Mule motor replacement, the honest split is this: you can safely check the breaker, confirm whether the unit powers on, and note whether the gear turns when the motor engages. That’s about it. Mighty Mule gates run on high-torque motors moving metal arms under load. If the gate is mid-swing and a bolt strips or a spring lets go, that arm is a 200-pound projectile. We’ve seen fingers pinched and a car fender dented by a DIY replacement gone wrong.

Also, these motors are wired directly into the control board. Cross a wire and you’ll smoke the board, turning a $425 motor job into a $900 board-plus-motor job. We replace the motor, reprogram the limits, and test the full cycle before we leave, usually within an hour and a half. If you’d rather watch old boxing matches on a Friday night than bleed on your driveway, call (725) 220-0280 and we’ll come handle it.
