Photos tell the truth faster than any pitch. On this page, we show actual gate repair jobs in Las Vegas from the moment we arrived to the moment we pulled out of the driveway. Some are straightforward. Some were messy. All of them ended the same way: a gate that opens, closes, and locks the way it was built to. If you’re weighing whether to repair or replace, these transformations will give you a clearer answer than a brochure ever could. Nico Alvarez, Owner at Calder Gate Repair Las Vegas, has personally worked most of these jobs.

Sagging Iron Driveway Gate in Summerlin

BeforeBeforeAfterAfter
Before: gate dragging on concrete, hinge bolts stretched. After: gate re-hung square, gap restored, opener no longer straining.

A steel driveway gate in Summerlin had dropped nearly two inches at the latch side. The bottom corner was scraping a groove into the concrete every time the opener cycled. The problem wasn’t the gate itself but the hinge posts, which had shifted over the years from wind load on a solid infill panel. We pulled the gate, reset both posts in fresh concrete, sleeved the hinge barrels, and re-hung the leaf so the reveal was even top to bottom. The owner’s first comment: “It hasn’t closed that quietly since we bought the house.”

LiftMaster Gate Opener Dead After Monsoon Storm

BeforeBeforeAfterAfter
Before: opener control board showing moisture damage, no power to the arm. After: new LiftMaster LA400 board installed, surge protection added, limit switches recalibrated.

This one came in at 9 p.m. on a Saturday in late July after a monsoon cell rolled through the northwest valley. A LiftMaster opener had taken a power surge, and the control board was cooked. No lights, no beep, no movement, and the gate was stuck halfway open with the customer’s two dogs inside the yard. We replaced the board that night, then came back the following Tuesday to add a surge suppressor at the disconnect. The lesson we stress to every Las Vegas homeowner: desert storms kill gate opener boards faster than anything except a car hitting the gate.

FAAC Hydraulic Operator Leaking on a Custom Pedestrian Gate in Henderson

BeforeBeforeAfterAfter
Before: hydraulic fluid dripping from operator base, gate creeping open on its own. After: seals replaced, fluid flushed and refilled, gate holding position under load.

A custom iron pedestrian gate off Eastern Avenue in Henderson had developed a slow hydraulic leak on a FAAC 400. The telltale sign: the gate would drift open about a foot every afternoon, even with the power off. The customer had been advised by another company to replace the whole unit. We opened the cylinder, found the piston seals had hardened from heat cycling, replaced them, flushed the old fluid, and bled the system. Total cost: under a third of a new FAAC operator. The gate now stays exactly where it’s set, even with afternoon sun hitting the cylinder housing at 115 degrees.

Ghost Controls Swing Gate Opener Install on a Previously Manual Gate

Technician repairing a metal gate post cap with sealant
Before: heavy manual gate with no automation, padlocked at night. After: dual Ghost Controls actuators, wireless keypad, and vehicle exit sensor wired in.

A homeowner near Lone Mountain had a beautifully fabricated steel gate but no automation. The gate weighed close to 400 pounds, and her husband had a shoulder injury that made opening it a genuine problem. We installed a Ghost Controls dual actuator kit with the extended travel option, mounted the control box inside a weatherproof enclosure, and paired two remotes plus a wireless keypad. The wiring run followed the existing fence line with conduit buried 18 inches to code. She called back two weeks later just to say she’d stopped dreading coming home.

Broken Gate Wheel and Track on a Sliding Gate Near Tule Springs

Professional welder performing on-site metal gate repair and maintenance services
Before: lower guide wheel shattered, gate grinding against track, opener motor overheating. After: new sealed bearing wheels, track cleaned and leveled, opener current draw back to normal.

Sliding gates fail differently than swing gates. Near Tule Springs, a 20-foot rolling gate had eaten its lower guide wheel entirely. The gate was riding steel-on-steel against the track, and the opener motor was pulling nearly double its rated current. We replaced both guide wheels with sealed bearing units, wire-wheeled the track clean, and used a laser level to verify the rail was flat end to end. The amp draw on the opener dropped back to spec, which means the motor won’t burn itself out prematurely. That repair probably saved the customer a $1,200 opener replacement a year down the line.

Viking Operator Arm Bent by Wind at a Horse Property in the Far Southwest

Technician using a power drill to install a metal gate hinge
Before: bent operator arm, gate binding mid-travel, loud grinding from gearbox. After: new arm installed, gearbox inspected and relubricated, travel limits reset for smooth operation.

Horse properties in the southwest valley sit right in the wind corridor, and this one had a Viking operator arm that a dust devil bent out of true. The gate would bind at the midpoint, and every cycle sounded like a transmission dropping its guts. We removed the arm, verified the gearbox itself hadn’t been compromised, packed fresh grease, and installed a heavier-threaded arm with more adjustment range. The gate now sweeps through its full arc without a single bind point. We also set the stop limits slightly tighter than factory spec because wind-buffered gates need less travel slack, not more.
